  • Real Estate

    Purchase, Sale, and Secured Lending

    The firm handles all aspects of commercial and residential real estate transactions. This work includes closings for buyers, sellers and lenders, contract and loan document drafting and negotiation, due diligence and title review. We are a title agent for First American Title Insurance Company, Attorneys Title Fund Services, LLC and Old Republic National Title Insurance Company.


    Commercial Leasing

    The firm represents commercial landlords and tenants in the negotiation and drafting of commercial leases and lease modifications for office, shopping center and industrial properties.


    Easements

    The firm drafts and negotiates the terms of all forms of easements, including ingress and egress, utility, conservation and drainage easements. We also prepare documentation to terminate or amend easements as desired by the parties.

  • Land Use

    We assist clients seeking development orders and permits before local governments in North Florida. Such efforts include rezonings, land use amendments, the negotiation of development agreements, and Development of Regional Impact reviews. Joe Van Rooy has worked with projects ranging from small, urban infill projects to multi-use projects covering more than 10,000 acres, with projects located in northern and central Florida.

    The firm frequently forms business entities and drafts operating agreements, bylaws, and corporate minutes to address each client's needs.

  • Homeowners’ Associations

    We represent homeowners’ associations and advise association board members and management companies regarding the requirements, obligations and enforcement of association documents, including declarations of covenants and restrictions and architectural guidelines. The Firm also drafts declarations of covenants and restrictions and architectural guidelines for developers of new developments, and provides documentation to amend association documents for existing communities.
